The exact path from where you are today to your first closing. Follow it like a GPS — not a suggestion.

💡 Most new agents overthink this. Your first deal will come from someone you already know. Start there — not with strangers.

Lead Generation
Write down every person you know — friends, family, coworkers, neighbors, gym contacts, anyone. Aim for 100+ names. Your first deal is almost certainly already on this list.
Call or text 5 people per day from this list. Not to pitch — just to reconnect and let them know what you're doing now.
Post on social media 3× per week. Share something local, helpful, or personal. The goal is visibility and consistency.
⚠ Avoid: Buying leads before you've exhausted your sphere. Cold leads convert at 1–3%. People who know you convert at 20–40%.

Lead to Appointment
When someone expresses interest, respond within 5 minutes. Speed is your biggest advantage over established agents right now.
Don't try to close on the phone. Your only goal is to book a meeting — coffee, Zoom, or a home tour.
Send a confirmation text after booking. Include what they'll get from the meeting. This alone reduces no-shows by over 60%.
⚠ Avoid: Sending Zillow listings right away. It teaches them to shop without you.

Appointment to Contract
Prepare for every showing: know the neighborhood, 3 comparable sales, and one thing that makes that home special.
Ask great questions. "What's most important to you in a home?" beats any sales pitch. Listen more than you talk.
When they find the right home, guide them through the offer with confidence. They're looking to you for certainty.
⚠ Avoid: Showing 15+ homes without checking in on their criteria. Reset every 3–4 showings.

Contract to Closing
Send a weekly update to your client — even if nothing changed. Silence breeds anxiety. Communication builds trust.
Build your vendor list: lenders, inspectors, title companies. Your ability to recommend trusted people is a superpower.
At closing, ask for a review and one referral introduction. Do it in person, warmly, while the emotion is still high.
⚠ Avoid: Disappearing after contract. The post-contract experience is where loyalty is built.

After catching up

The close
"I'm not going to pitch you — I just wanted you to have my name in your head. Would you be open to keeping me in mind if something comes up?"
💡 Most people will say yes. That "yes" opens the door for every future follow-up.
Expired Listing Introduction
Opening
"Hi, is this [Owner Name]? This is [Your Name] — I'm a real estate agent in [area]. I noticed your home was recently listed and didn't sell. I'm sorry that happened — I know that's frustrating."
Pivot
"I have some ideas on why it might not have moved. I'm not calling to list your home today — I just want to share what I'm seeing in the market. Would you have 10 minutes this week?"
💡 Don't mention commission. Don't over-promise. Just earn the appointment.
Open House Visitor Follow-Up
Text within 2 hours
"Hey [Name], it was great meeting you today! Are you actively looking, or just exploring the market right now?"
If actively looking
"I know this area well and have access to a few off-market properties that might fit what you're looking for. Want to grab a quick coffee this week?"
💡 Never end a follow-up without a next action — a question, a meeting invite, or something useful to send.
Asking for a Referral
After a positive interaction
"[Name], my business runs almost entirely on referrals — if you know anyone thinking about buying or selling, I'd be so grateful if you'd pass my name along."
Make it specific
"Even just a quick text introduction — 'Hey, you should talk to [Your Name]' — that's all it takes. I'll take it from there."
💡 Ask in person, never over email. The emotional high of a positive experience is always the best moment.

Key question
